The largest of the four Lots at 9.35 ha (~23 acres) extending along the northern side boundary of the site. The Lot initially widens from the base of the section, then becomes rectangular as it rises to the upper, rear boundary.

The building platform is accessed via a private portion of the driveway, not shared with other properties, orientated to the north-west providing an elevated valley view to the north. The house site is spacious and level, sheltered to the rear by the rising contour of the land. Regenerating native bush provides visual privacy from the nearest neighbour (Lot Two). There are open grassed areas suitable for a home orchard, numerous firewood trees, and above the house site a significant and stunning stand of mature native remnant forest. The road continues on through this covenanted area to provide driving and/or walking access to the uppermost rear boundary of the subdivision.
